People like the flexibility of renting. But in all reality … who really likes to rent? It’s rare you can find a landlord who will let you paint. How about those rent increases? In essence it’s really not your home. While there are benefits to rentals: year leases, don’t have to worry about repairs, etc. There are more benefits to owning a home. With my extensive knowledge and expertise working with people just like yourself we can put together a plan of action and make this process comfortable for you.

How The First Time Home-Buyer Can Make Their Lives Easier

1.) Know How Much You Can Afford

Believe or not a lot of people have NO IDEA how much they can afford. Fortunately, no matter what your situation there are tons of programs out there you can participate in. I know literally (TONS) of lenders. Trust me, they are a dime a dozen. The key is to pair yourself with one who your Realtor has used before or use someone who has a strong reputation for providing good service. Together we can sit down and figure out all the details. The biggest goal in this step is to give you the confidence of knowing your finances are in order for when we find your new home! There is no harm in being prepared. Especially in today’s market you might realize that your monthly payment may be about the same or less than your rent.

2.) The Difference Between “I Wants” and “I Needs”

So trust me, if anyone here has expensive taste it’s me. No matter what your age, Orlando is an expensive place to live. An important step is to figure out on your budget exactly what your lifestyle needs are vs. ammenities you’d like to have. Remember: your first home is not going to be your dream home. Pick a home that’s practical. Upgrades can always been added later!

3.) Knowing The Buying Process

My job as your REALTOR® is to define the buying process throughout your transaction. I’ll be sure to inform you of the current market trends when you are putting in an offer as well make sure all the contract guidelines are met after a contract is accepted. During that time I’ll also assist you with coordinating a home inspection to ensure there are no unknown defects in your home. As long as you’re satisfied with the results of your home inspection, your lender will order an appraisal to ensure the property is not worth less than what you are paying for it. After your appraisal is approved, we will go through final underwriting. It is during that time I will be keeping tabs on the lender as well as the title company to make sure we close on time. Once we get the “clear to close,” we will do a final walk-thru of your new home to ensure it’s still in the same condition it was prior to offer acceptance. From there we will go to closing and you will be a new homeowner. That’s a real estate transaction in a nutshell!
